I I I I I I I I I A 100 foot diameter cul-de, Sac be constructed on the north end of the street in accordance with the city's current street standards with drainage directed to the existing pond. In discussing the above street dedication with the property owners representative, Mr. Craig Willey, he indicated that the cul-de-sac would be constructed on the Hoffman property. This would make the overall length of the street approximately 900 feet. Present city ordinances limit cul-de-sacs to a maximum length of 600 feet. However, in reviewing the surrounding street patterns in the area, this cul-de-sac could be eliminated by connecting Magnesium Street to 142nd Avenue at the time the Hoffman property is developed. Prior to acceptance of the street by the city we would recommend that the street be upgraded or the property owners provide a performance bond and enter into a i)erformance contract with the city to guarantee the completion of the improvements. Upon completion of the work the property owners should furnish a maintenance bond for a period of one year to insure that the road is upgraded satisfactorily. The property owners should also pay the city for any expenses incurred in employing the services of- professional consultants in acquiring the street.
