I <br /> <br /> I <br />I <br /> I <br /> ! <br /> I <br /> I <br /> I <br />:i <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> <br />l) <br /> <br />3) <br /> <br />4) <br /> <br />5) <br /> <br />FINDINGS OF FACT <br />BROOKS SUPERETTE #35 <br /> <br />6) <br /> <br />7) <br /> <br />8) <br /> <br />g) <br /> <br />~_o) <br /> <br />That Brooks Superette #35 has applied for a Board of Adjustment variance <br />from the City sign ordinance Section 170.055C. <br /> <br />That said City sign ordinance would allow a sign area per facing Of 100 <br />square feet. <br /> <br />That the applicant is requesting an additional 60+ square feet per <br />facing to advertise their gasoline sales. <br /> <br />That the address of the site for which this variance is sought is <br />14550 Armstrong Blvd. N.W. <br /> <br />That after proper notice and publication, the City of Ramsey Board of <br />Adjustment held a public hearing pursuant to this request and that the <br />minutes of said public hearing are hereby incorporated as a part of these <br />findings by reference. <br /> <br />That the existing zoning is Industrial and the existing use is ~etail <br />sales. <br /> <br />That in considering this Board of Adjustment variance the'Board of Adjust- <br />ment has considered the following standards, to-wit: <br /> <br />a) The nature of the land upon which the use is to be located; <br />b) The nature of the adjoining land or bui[dings; <br />c) The proximity of a simialr use; <br />d) The effect upon traffic into and from the premises, or on any <br /> adjoining roads; <br />e) The total number of similar uses within the City; <br />f) Whether or not the use will be dangerous or otherwise detrimental <br /> to persons residing or working in the vicinity of the use, or <br /> to the public welfare, and whether or not it will substantially <br /> impair the use, enjoyment or value of any property. <br /> <br />That the establishment, maintenance or operation of the proposed sign on <br />the subject parcel will not be detrimental to or endanger the public <br />health, safe~y or general welfare and is not contrary to established <br />standards, regulations or ordinance of other governmental agencies. <br /> <br />That the proposed sign will not be unsightly, undesirable or obnoxious <br />in appearance and that it will not hinder the orderly and harmonious <br />development of the City in the Industrial Zoning wherein it is proposed. <br /> <br />That the sign will not be substantially injurious to the permitted uses <br />nor unduly restrict the enjoyment of other property in the area. <br /> <br /> <br />
