If the city council approves the application, as a con- <br />dition of th,hr approval, the conncil may attach such conditions as <br />it deems ,ecessary. All development, constrnction and use sbaI1 be <br />in accordance with the approved plan and conditions required by the <br />city council. Any development not in accord with the approved plan <br />and conditions shall constitute ;~ violation of this chapter. The <br />conditions imposed shall be imposed only in order to protect the <br />public hr'a]th, safety, convenience and welfare or to avoid traffic <br />congestion or hazard, or other dangers, or to promote conformity <br />of a proposed use w~th the character of the adjoining property and <br />nses, and the d~strict as a whole, or to protect such character. <br /> <br /> 4. The term of a conditional use permit issued herein <br />sba].] be ~ndef~nite and may be revoked only upon an affirmative show- <br />ing th;~t the s~te is not being used for the use originally authorized <br />in the t:ondit]onal use permit issued and in accord with the conditions <br />att,'~ched by the c~ty council. <br /> <br /> 5. In ;~pproving or disapproving the application, the city <br />council shall adopt written findings detailing the reasons for its <br />act ~ on. <br /> <br />1 70.0161~ STANI)ARDS FOR CDNSJDERATION <br /> <br />In making the determination of whether or not the conditional use is <br />to be allowed, the city shall consider the following: <br /> <br />eJ <br /> <br />The nature of the land upon which the use is to be <br />located; <br />The nature of the adjoining land or buildings; <br />The ,roximity of a similar use; <br />The e~fect upon traffic into and from the premises, <br />or on any adjoining roads; <br />The total number of similar uses within the city; <br />Whether or not the use will be ~dang~rous or other- <br />wise detrimental to persons residing or working <br />in the vicinity of the use, or to the public wel- <br />fare, and whether or not it will substantially <br />impair the use, enjoyment or value of any property. <br /> <br />170.0] 6E C,R]Tt-;RIA FOR APPROVAL <br /> <br />A conditS~nal use shall be approved if and only if it is found to meet <br />all of the following criteria: <br /> <br /> ! <br /> a. That the establishment, maintenance or operation <br /> will not be detrimental to or endanger the public <br /> health, safety.or general welfare and is not con- <br /> trary to established standards, regulations or <br /> ordinances of other governmental agencies; <br /> b.
