I <br />I <br />i <br />I <br />I <br />i <br />I <br />I <br />I <br />I <br /> <br />I <br />I <br />I <br />I <br />! <br />I <br />I <br />I <br /> <br />Sign~ i~al] U Districts shall be limited to those permitted by <br />cit} counepk] as shown on the approved site plan. <br /> <br />the <br /> <br />70.01.6 <br /> <br />70.0]6^ <br /> <br />CON I)! <br /> <br />PUPd~USIi <br /> <br /> The purpose of this section is to provide the City of Ramsey with a <br /> reasonable degree of discretion in determining the suitability of cer- <br /> tain designated uses upon the general welfare, public health and safety. <br /> <br />· A conditional use is a use which because of certain characteristics <br /> cannot be properly classified as a permitted use in the zoning district <br /> within which it is proposed. Conditional use permits are designed to <br /> meet tlle problem wh]ch arises where certain uses, although generally <br /> compatihle with the basic use c]assification of a particular zone, <br /> should not be permitted to be located as a matter of right in every <br /> area i~c]uded within the zone because of hazards inherent in the use <br /> itself or special problems which its proposed location may present. <br /> <br />170.016B APPI,I(:ATION <br /> <br />Applications for conditional uses shall be filed with the zoning : <br />officer and shall be accompanied by: <br /> <br /> a. An application fee in an amount equal' to that set <br /> by resolntion of the city council; <br /> b. Ten (10) copies et a site plan and supporting data <br /> which shows the size, location and topography of <br /> the site, the use of adjacent land, the proposed <br /> site, bulk, use and location of buildings, the ~ <br /> location and proposed function of all yards, open <br /> spaces, parking areas, driveways, storage areas and <br /> accessory structures, the location of all utilities, <br /> the provisions for parking, moving or loading of <br /> vehicles, and the timing of construction proposed. <br /> <br />].70.016C ~V]EW ~ND TERM <br /> <br />The zoning officer shall forward copies of the application to the city <br />council and to the planning commission for review and approval. <br /> <br /> ]. The planning commission shall conduct a public hearing <br />on the conditional use application and shall give at least ten (10) <br />days mailed notice to property owners within three hundred fifty (350) <br />feet of the outer boundaries of the property in question. Ten (10) <br />days pub]i, shed notice shall precede the hearing. Any person may <br />appear and testify at the hearing either in person or by duly author- <br />ized agent. The p]anning commission shall forward its findings on <br />the a~plication to the city council within thirty (B0) days of the <br />public bearip, g unless the petitioner agrees in writing to a time <br />extension. <br /> <br /> 2. The city council shall review the application and <br />findings of tim planning commission and shall act on said application <br /> <br /> <br />
