I I I I I I I I I I I I I I I I I I REPORT ON FEASiBiLITY STUDY FOR RODEO HILLS ESTATES BITUMINOUS STREET PAVING SCOPE: The purpose of this study is to determine the feasibility of providing bituminous streets to serve the above referenced area. This report further provides a cursory review of the existing drainage system within the project area. The project area lies within the NWl/4 of Section 2, Range 25 West, Township 32 North, City of Ramsey, Anoka County, Minnesota. The project area is generally bounded by the City of Ramsey limits on the north, the west plat line of Rodeo Hills Estates on the west; County Highway_ No. 63 on the south, and Ford Brook on the. east. The project area is shown on Exhibit A. EXISTING CONDITIONS: The present street network consists of a rural street section with a gravel or sand surface approximately 22 to 28 feet in width. An inspection of the area revealed that the existing drainage facilities are generally adequate. However several cul- verts were blocked and will"t"equire cleaning or adjustments. The drainage generally flows easLerly into Ford Brook or into County Ditch No. 14, which outlets into Ford Brook. PROPOSED IMPROVEMENTS: Since the present street and drainage system can provide an operational street and drainage system with minor modifications, it is our recommendation that the present rural street section be maintained. This would limit the disruption to the abutting property and minimize the costs of the improvement. STREET IMPROVEMENT: The existing streets are proposed to be widened and shaped to accommodate a minimum street width of 26 feet. The rural streets would be paved 26, feet wide with a vari- able shoulder of i foot wide. The street section proposed would be narrower than the City of Ramsey's rural street section, but would minimize disruption to the adjacent lots during construction
