Is it to be treated <br />as a separate parcel of record? <br /> <br />Comments: My thought is that the issue should have been resolved back when <br />County Road ~5'separated the above said property. I imagine they were paid <br />for back then~However, since that time, the situation has changed completely <br />in regards to property use and value. <br /> <br />Council Action: Your action will be to make a policy decision as to whether the <br />parcel on the west side of County Road ~is a lot of record. <br /> <br />AMENDING OF CHAPTER 170.01 OF THE CITY CODE REGARDING HOUSE SIZE, REQUEST FOR; <br /> <br />CASE OF BEST HOMES: <br /> <br />Mr. Phil Best of Best Homes has requested the City Council consider amending <br />the house size ordinance to reduce the present requirements for split entry or <br />split foyer type houses. His request is that you consider reducing the ground <br />coverage from your present ordinance size of 864 square feet (with a 440 square <br />ft. garage) to 700 square feet (with a 440 square ft. garage). His proposal <br />would also include finish on the lower level of 400 plus square feet. <br /> <br />An amendment of this nature could be incorporated to include expansion type <br />houses, as I have had several inquiries about houses which are less than a full <br />two stories and are not addressed in our present ordinance. <br /> <br />Should your decision be to consider such an amendment, the ordinance then should <br />require a minimum number of square feet on the main floor with an additional <br />square footage of finish on another level. <br /> <br />This amendment would only apply to split level houses and ramblers with an upper <br />area. Basements of ramblers would be excluded as an additional area of finish. <br />Enclosure (D3-b) contains several house layouts. <br /> <br />Council Action: If you desire to make the above requested ordinance change, <br />the following action will have to be accomplished: <br /> <br />Publish notice of public hearing in the official newspaper of the pro- <br />posed amendment to Section/l, Chapter 170.01 regarding house sizes. <br /> <br />The Planning and Zoning Commission would then conduct the public hear- <br />ing and submit their recommendation to Council. <br /> <br />The following proposed motion is hereby submitted if you desire to amend the <br /> <br /> ~ , %City Code regarding the above: <br /> ~ ~ ~'\, Motion by Councilmember and seconded by Councilmember <br />i~~ ~ to- --~~.~~ direct City Staff to prepare notice of public hearing on proposed <br />I amendment to Section 1, Chapter 170.01 of the City Code regarding house <br /> sizes. Further, that this item be place~ on the Planning and Zoning Com~- <br /> mission agenda for them to conduct the public hearing and submit recommen~- <br /> dstion to the City Counci~l~ <br /> <br />Motion carried.
