Mayor-City Council-City Manager <br />November 24, 1981 <br />Page 2 <br /> <br />q <br /> <br />The proposed Code Change recognizes the similarities between duplex, quad, and <br />townhouse units by establishing the same floor area requirements for these kinds <br />of units. The proposed change also differentiates between the number of bed- <br />rooms that may be provided in duplex, quad, and townhouse units by requiring <br />larger floor areas in proportion to the.number of bedrooms. Under current Code <br />requirements no floor area credit is given for below grade finished areas that <br />can provide legitimate and useful living areas. Under the proposed Code Change <br />up to 25 percent of required floor area may be provided in finished below grade <br />areas. Under the building code, these below grade areas must have adequate <br />fire access provided either through doors or windows, <br /> <br />In general, the Planning CorrFnission concluded the proposed floor areas would <br />provide adequate living sp,ace while recognizing emerging trends in residential <br />development and established approaches for providing below grade finished living <br />areas. <br /> <br />RECOMMENDATIOH <br /> <br />The Planning Commission recommends that the City Council give first reading to <br />the attached Housing Floor Area Code Changes and recommend subsequent adoption <br />of the proposed changes. <br /> <br />Respectfully submitted, <br /> <br />Lee Start <br />Director of Planning <br /> <br />LS:llw <br /> <br /> <br />
