I <br />I <br />I <br />I <br />i <br />I <br />i <br />I <br />I <br /> <br />I <br />! <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />Proposed <br /> <br />FINDINGS OF FACT FOR THAT AREA <br />PROPOSED TO BE REZONED FROM <br />RESIDENTIAL TO RURAL BUSINESS <br /> <br />That the subject property is legally described as follows: <br /> <br />That property located south of the intersection of <br />State Highway No. 47 and 167th Avenue N.W., which <br />property is specifically legally described as follows: <br /> <br /> The north 426.29 feet of the Southwest 1/4 of the <br /> Southeast 1/4 of Section 11, Township 32, Range <br /> 25, Anoka County, Minnesota, lying west of State <br /> Highway No. 47. <br /> <br />That the Applicant has properly a/.~. lied for the rezoning of <br />a parcel .of property from R-l, ReSidential to B-l, <br />Business. <br /> <br />That the property is known as Plat 89211, Parcel 8550 and <br />is located at the southwest corner of 167th Avenue NW and <br />Trunk Highway %47. <br /> <br />That the Applicant appeared before the Planning and Zoning <br />Commission at their regular meeting of October 6, 1981 for <br />a public hearing and presented his request. <br /> <br />That said public hearing was properly advertised and a copy <br />of said hearing notice is incorporated as a part of these <br />Findings · <br /> <br />That the Applicant's property is adjoined on three sides by <br />R-l, Residential zoning and by B-1 Business zoning on the <br />remaining side. <br /> <br />That access to the property would have to be provided on <br />either State Trunk Highway #47 or 167th Avenue NW which is <br />designated as a thoroughfare street. <br /> <br />That past requests for rezoning of this property as well as <br />other properties in the immediate area have been denied. <br /> <br />That a letter objecting to the rezoning has been received <br />from the Coon Rapids Clinic, owners of the Ramsey Clinic, <br />and that said letter is hereby incorporated as a part of <br />these Findings. <br /> <br /> <br />
