We are also in receipt of a Grading and <br />Drainage Plan prepared by Plowe Engineering dated April 6, 2004, revised May 4, 2004. We offer the <br />following comments: <br /> <br />General: The site plan is proposing to develop a 3,825 square foot commercial building on a 1.03 acre <br />parcel located at the coruer of Basalt Ave. and 141st Avenue. The subject property is part of a <br />redevelopment project the City has worked diligently to remove the blight and provide the opportunity <br />for quality development. <br /> <br />Zoning: The site is currently zoned E-I; office and warehouse activities are allowed in this district. <br /> <br />Lot Coverage: The site plan proposes to construct a tOtal of 6,825 square feet. The subject property is <br />1.03 acres in size (44,983 square feet) in size. The site plan is proposing lot coverage of 8.5%, which <br />is under the City's maximum lot coverage of 45%. <br /> <br />Accessory Use: The site plan is not proposing any accessory structure or use. However it should be <br />noted that if outside storage of equipment and vehicles is intended, the vehicles and equipment must be ' <br />parked on a bituminous surface that is finished with concrete curbing. <br /> <br />Utilities: The facility will be served by municipal sewer and water facilities that were constructed as <br />part of a City project. The City has reviewed the utility plan and finds it acceptable. <br /> <br />Setbacks: City Code establishes a 35 foot front yard, 35 foot rear yard, and 20 foot side yard setback <br />within the E-1 District. The building meets the required setbacks. <br /> <br />Landscaping: City Code requires one (1) tree per every fifty (50) lineal feet of site perimeter or 1,000 <br />square feet of building coverage, whichever is greater, to be planted throughout the site. City Code <br />also requires no less than 25% of the trees planted be deciduous and no less than 25% coniferous. <br /> <br /> <br />
