NT[ - Site Plan <br />April 30, 2004, revised May 21, 2004 <br />Page 2 of 4 <br /> <br />Furthermore, City Code requires that no more than 25% of the trees planted consist of ornamental <br />trees. Parking lot landscaping is also required, one (1) tree per every ten (10) parking stalls. In <br />addition to the tree requirements, City Code also states that one (1) shrub per every thirty (30) lineal <br />feet of site perimeter or 300 square feet of building coverage, whichever is ~eater, be planted. <br /> <br />The parcel has roughly 848 lineal feet of site perimeter, which equates to a minimum of seventeen (17) <br />trees needing to be installed. Of these, a minimum of six (6) need to be planted along both Basalt St <br />and 14lst Ave to satisfy the public road frontage planting requirement (one tree per 35 feet of public <br />road frontage). The parking lot landscaping trees shall be planted within the parking lot or immediately <br />adjacent to the parking stalls (this requirement is being satisfied with a flowering crab and a sugar <br />maple). The remaining trees can be planted throughout the property. <br /> <br />The landscaping plan shows a total of twenty (20) trees and twenty-nine (29) shrubs being installed in <br />accordance with City Code. The sizes and species indicated in the species palette meet the minimum <br />standards. <br /> <br />Ground Cover: All unimproved areas must be sodded. Any alternative to sod will require City <br />Council's approval. Additionally, all landscaped areas are required to have an underground irrigation <br />system (which is noted on the landscaping plan). It is staff's understanding that a deviation in required <br />ground cover is being requested. Staff will recommend to the City Council that the area being <br />requested to stay in it's natural state be improved with seed and improved with the required irrigation <br />system. <br /> <br />Architectural Standards: City Code restricts building height to 65 feet and exterior wall finishes to <br />natural or prefabricated brick or stone or pre-cast concrete panels or some other material approved by <br />City Council. The site plan is proposing exterior building materials to consist of colored rock face <br />concrete masonry units. The building elevations shown on the plans indicates the building height to be <br />19 feet, which meets City Code. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stored within a <br />completely screened structure or container. The submitted site plan indicates that the waste storage <br />area will be located within the building. <br /> <br />Off-Street Parking - Spaces Required: City Code requires one parking space per 1,000 square feet of <br />warehouse floor space and one space for each 300 square feet of office space. The site plan is <br />proposing 16 parking stalls, which exceeds City Code requirements. <br /> <br />Lighting: No exterior lighting appears to be proposed. If exterior lighting is being considered a <br />lighting plan must be submitted. <br /> <br />Drainage and Grading: A revised grading and drainage plan dated May 4, 2004 has been prepared by <br />Charles W Plowe. Drainage from impervious areas is directed to a. single catch basin, which is located <br />near the east curbline of the drive entrance onto 141st Avenue. Maintenance of the storm sewer on <br />private property will be the responsibility of the property owner. <br /> <br /> <br />
