'.1 <br /> I <br /> I <br /> I <br />I <br />'1 <br /> I <br /> I <br /> I. <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> <br /> PROPOSED FINDINGS OF FACT <br /> <br />REZONING FOR STEPHEN SC~IDT <br />HIGHWAY #47 AND 167TH AVENUE NW <br /> <br />1) That the Applicant has properly applied for the rezoning of a parcel of <br />property from R-l, Residential, to B-l, Business. <br /> <br />2) That the property is known as tax Plat 89211, Parcel 8550, is located on the <br />southwest corner of 167th Avenue ~ and Highway ~47 and is legally described as <br />follows: <br /> <br /> Part of the SW¼ of the SE¼ of Section 11, Township 32, <br /> <br /> Range 25, Anoka County, Minnesota. <br /> <br />3) That the City of Ramsey did adopt a Comprehensive Plan in 1978 and has pro- <br />posed an amended plan which amended plan is currently being reviewed by the <br />Metropolitan Co,m, cil. <br /> <br />4) That the 1978 Comprehensive Plan provides for a 1990 Urban Area where com- <br />mercial development is 't0 be promoted and encouraged and conversely commercial <br />development outside this area is to be discouraged. <br /> <br />5) It is anticipated that municipal sewer will first serve the 1990 Urban Area. <br /> <br />6) That since the adoption of the 1978 Comprehensive Plan there has been little <br />demand for commercial development sites in the 1990 Urban Area. <br /> <br />7) That the Applicant appeared before the Planning and Zoning Commission at <br />their regular meeting of October 6, 1981 for a public hearing and presented his <br />request. <br /> <br /> <br />
