PROPOSED FINDINGS OF FACT <br /> <br />REZONING FOR WES BULEN <br /> <br />EAST OF HIGHWAY #47 AND SOUTH OF 167TH AVENUE N.W. EXTENDED <br /> <br />1) That'the applicant has properly applied for the rezoning of a parcel <br />of property from R-I, Residential, to use land for golf course and club <br />house; facilities to include coffee shop and/or lunch counter. <br /> <br />2) That the property is known as tax Plat 89211 Parcels 8400 and 9000 is <br />located o7 the southeast corner of 167th Avenue N.W. and Highway #47 and <br />is legal!~ described as follows: <br /> <br />Part of the South Half of the Southeast Quarter of Section 11 <br />Township 32, Range 25, Anoka County, Minnesota. <br />3) That the City of Ramsey did adopt a Comprehensive Plan in 1978 and <br />has proposed an amended plan which amended plan is currently being re- <br />viewed by the Metropolitan Council. <br /> <br />4) That the 1978 Comprehensive Plan provides for a 1990 Urban Area where <br />commercial development is to be promoted and encouraged and conversely <br />commercial development outside this area is to be discouraged. <br /> <br />5) It is anticipated that municipal sewer will first serve the 1990 <br />Urban Area. <br /> <br />6) That since the adoption of the 1978 Comprehensive Plan there has been <br />little demand for commercial development sites in the 1990 Urban Area. <br /> <br /> <br />
