i <br />I <br />I <br />I <br />I <br /> <br />TO: <br /> <br />F ROM: <br /> <br />RE: <br /> <br />DATE: <br /> <br />City Administrator <br /> <br />Building Official <br /> <br />site Plan and Building Plan Review for "Side Door Restaurant and Lounge" <br />November 18, 1981 <br /> <br />I have reviewed the site plan as well as the floor plans for the above <br />referenced restaurant and lounge and found the following: <br /> <br />1) <br /> <br />The ordinance requires one parking space per three seats. The 38 <br />parking spaces shown are adequate to facilitate the proposed seating <br />capacity of 96. <br /> <br />2) Ingress - Egress to and from the property will be provided by exist- <br /> lng driveways and should pose minimal traffic problems. <br /> <br />3) The plans do not indicate what type or size of sign is proposed. <br /> <br />4) <br /> <br />The plans show a six foot wood fence between the proposed restaurant <br />and the existing warehouse which should enhance the estetics of the <br />area drastically. <br /> <br />5) No additional landscaping has been shown on the site plan. <br /> <br />6) The $500 escrow fee has not been paid. <br /> <br />7) <br /> <br />The building plans'have not been signed by a registered architect <br />or engineer. However,' I don't feel this is necessary, as there will <br />be no structural changes to the building. <br /> <br />8) <br /> <br />The size and condition of the on-site septic system are in question <br />at the present. Any final approval should be contingent upon approval <br />by Anoka County Comprehensive He. alth. <br /> <br />9) Exit signs are not shown on the plans as required. <br /> <br />10) <br /> <br />A sprinkler system as required by Chapter 38 of the U.B.C. has not <br />been shown. The Applicant has requested that this be waived in the <br />same manner as has been previously done for other business places. <br /> <br />11) Handicap provisions are not shown in the bathroom areas as required. <br /> <br />12) A one hour fire-rated ceiling as required is not shown on the plans. <br /> <br />13) Make-up air for proper ventilation is not shown. <br /> <br />I have reviewed these items with the Applicant and he has indicated his willing- <br />ness to comply with whatever is necessary to attain approval. <br /> <br />cc: James Gilbertson <br /> <br /> <br />
