I <br />I <br />I <br />I <br />I <br /> <br />I <br /> I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />DEVELOPMENT AND VARIANCE AGREEMENT <br /> <br /> CITY OF RAMSEY <br /> ANOKA COUNTY <br />STATE OF MINNESOTA <br /> <br />The Agreement between Mr. Douglas A. Jensen, hereinafter referred to as "Developer" <br />and the City of Ramsey, hereinafter referred to as "City" entered into this <br />day of December 1981. <br /> <br />Intent and Purpose <br /> <br />To assure that the conditions of approval established by the City of Ramsey for <br />all commercial and industrial developments, approved by the City of Ramsey, are <br />understood between the Developer and the City of Ramsey, and that the Developer <br />complies with said conditions fully within the time frames established by the <br />Agreement. This Agreement acknowledges that the Developer has made proper ap- <br />plication for the approval granted by this Agreement and has met all other con- <br />ditions established by the Planning & Zoning Commission and the City Council in <br />concluding formal approval of Developer's application by this Agreement. <br /> <br />Description of Property <br /> <br />The property is generally known as 6141 West Highway #10, Ramsey, MN. <br /> <br />Zoning <br /> <br />The zoning at the date of this Agreement is B-i, Business. <br /> <br />Approved Use of Property <br /> <br />Retail sales. <br /> <br />Conditions of Agreement: <br /> <br />1) That the Developer shall make site improvements as shown on his <br />site plan and that said site plan is hereby incorporated as a part of <br />this Agreement and marked as Exhibit "A". <br /> <br />2) The Developer will deposit with the City a $500 cash escrow, the <br />purpose of which is to defray the City's expenses in processing this <br />application. Any sums unused will be remitted to the Developer. <br /> <br />3) That the Developer's on-site septic system and water supply shall <br />comply with the requirements of Anoka County Comprehensive Health. <br /> <br />4) That the Developer shall construct his building in accordance with <br />plans as corrected by the Building Official. SAid plans are hereby <br />incorporated as a part of this Agreement and marked as Exhibit "B". <br /> <br />5) That the City shall waive the requirement for an automatic sprinkler <br />system until such time as City water becomes available and that the <br />Developer shall install said automatic sprinkler system within 30 days <br />of the availability of said City water. <br /> <br /> <br />
