Presently the road- <br />side ditches have been capable of handling the runoff. However, in the event of <br />a fast snowmelt or a heavy spring rain prior to the ground thaw, the area could <br />experience flooding. Therefore, the city should pursue the acquisition of the <br />south half of Outlot "B" for ponding purposes to minimize the flooding potential. <br /> <br />We have been in contact with the owner of Outlot "B" and he is willing to donate <br />the south half of Outlot "B" provided the City allows him to ~ubdivide both Outlots <br />"A" and "B" in Countryside Estates and Outlot "A" in Rolling Green Addition without <br />going through the subdivision code. By granting a variance from the subdivision <br />code the City would waive the park fee which would amount to $2,100 for the three <br />outlets. Also the proposed lots would not meet the area requirement of 2.5 acres <br />of the present city code; however, the lots would be greater in size than the <br />existing lots in the area. <br /> <br />Subdividing the outlots by metes and bounds would not result in lengthy descriptions, <br />since the outlots are part of existing plats. Subdivision by metes and bounds would <br />cost the developer approximately $1,000 less than replatting of the outlots. <br /> <br />Provided that the developer donates the south one half of Outlot "B" in Countryside <br />estates to the City, we would recommend that the City grant a variance to the <br />platting procedure in the subdivision code.
