Reasons for Comprehensive Plmn should be a <br />part of Item #9 listed in the Findings of Fact. <br /> <br />Con~.ssJoner Dunn - Item #11 should be added to Findings of Fact stating <br />that property is not a lot of record. <br /> <br />Mr. Bulen - Mr, Schmidt purchased the first 5 acres from me about 5 or <br />6 years ago and the other 1~ acres about a year ago. It has been <br />recorded, but as two separate parcels. <br /> <br /> ! <br />'1 <br /> <br />Conunissioner Schneider Item #12 should be added to Findings of Fact <br />stating that request for rezoning was previously denied because of soils. <br />Proposed use at that time was for a gas station. <br /> <br />Robert Muller - Soil borings show that land is suitable for shopping center. <br /> <br />Con=issioner Dunn - Item #13 should be added to Findings of Fact stating <br />that Planning Commission has recommeded rezoning this area in the past. <br /> <br />Commissioner Zimmerman - the current zoning of this area just isn't going <br />to work. It is a natural commercial corner. <br /> <br />Commissioner Schneider - Item #14 should be added to Findings of Fact <br />stating that inreased traffic will necessitate upgrading streets and <br />intersection of 167th Avenue N.W. and TrunkHig~qay #47. <br /> <br />Commissioner Dunn - Item #15 should be added to Findings of Fact stating <br />that development of this nature in unsewered area will result in increased <br />financial burden on City residents when sewer becomes available. <br /> <br />I <br />I <br />I <br />I <br />i <br /> <br />Commissioner Ellis - In a growing community, you have to take advantage <br />of natural growth areas, capture them and control them. <br /> <br />Commissioner Zimmerman - It is wrong of the City to stand in the way of <br />development when it provides jobs and tax base. <br /> <br />Commissioner Dunn - Where do you stop?
