It wilt not <br />be built by myself south of 153rd A~enue. <br /> <br />COMMUNI'FY BENEFITS <br /> <br />1) CONVENIENCE <br /> <br />In this day of families with both parents working, who can doubt the <br />desire of our citizens to combine as many trips as possible for the <br />saving of time? Bob's, the Bank, the liquor store, hardware stores, <br />all provide commodities and services available easily within seven <br />miles north, south or west. Yet nearly 10,000people per week find <br />this intersection the most convenient. This convenience has real, <br />quantifiable value to many l~amsey citizens. Were these stores not <br />here but they are! Rezoning will only enhance the daily <br />utility of a trip to the bank or store for those ].0,000 people. <br /> <br />2) ENERGY SAVINGS <br /> <br />3) <br /> <br />As noted, 10,000 customers per week (total includes visits to multi- <br />ple stores) already visit this intersection for shopping and services. <br />Think of the vital resources saved if even more of the tasks of running <br />a household can be carried out in just one trip. <br /> <br />TAXES <br /> <br />As has been pointed out at previous council meetings, taxes on commercial <br />buildings may pay a disproportionate amount of taxes in relation to the <br />benefits received. Our home owner residents willreceive these benefits. <br />No sewer or city water need be brought to the site. The police already <br />patrol the site, the fire department covers it.
