1) That the Applicant has properly applied for a conditional use permit <br />to operate a tool and die operation located at 14964 Nowthen Blvd. NW. <br /> <br />2) That the Applicant appeared before the Planning and Zoning Commission <br />for a public hearing pursuant to the City Zoning Ordinance on August 4, 1981. <br />That said public hearing was properly advertized and that the minutes of <br />said public hearing are hereby incorporated by reference. <br /> <br />3) That the Standards for Consideration are as follows: <br /> <br />a) That the property is zoned UMB (Urban Multiple Business) and <br /> that a tool and die operation is not a permitted use. <br /> <br />b) That the adjoining properties are UR (Urban Residential) located <br /> on parcels of varying sizes. <br /> <br />c) That the closest similar authorized use is located within two <br /> miles. <br /> <br />d) That the adverse effect on traffic in the area should be minimal. <br /> <br />e) That there is one similar authorized use in the Ci%y. <br /> <br />f) <br /> <br />That the proposed use will not be dangerous to people residing <br />or working in the area or to the general public but that the <br />noise from the operation may be a source of irritation for <br />neighboring residents during hours of outdoor activities. <br /> <br />4) That the criteria for approval/disapproval are as follows: <br /> <br />a) <br /> <br />That the establishment, maintenance or operation should not <br />be detrimental to or endanger the general public health, safety <br />and welfare and is not contrary to established standards. <br /> <br />b) That inasmuch as there are no additional proposed structures <br /> it should not appear unsightly or obnoxious. <br /> <br />c) <br /> <br />That the establishment of the proposed use could be injurious <br />to the permitted uses and could unduly restrict the enjoyment <br />of other properties in the immediate vicinity and could diminish <br />property values. <br /> <br />d) That adequate water supply and sewage disposal facilities are <br /> provided. <br /> <br />e) <br /> <br />That adequate access roads, on-site parking, on-site loading or. <br />unloading berths and drainage have been provided or could be <br />provided. <br /> <br />f) That adequate ingress-egress facilities exist and there should <br /> be minimal congestion on public roads. <br /> <br /> <br />
