PSD, LLC commenced construction on a 121 -unit apartment building located at 14450 Rhinestone St NW. Construction is <br />expected to be completed in late 2016 or early 2017. This is the first phase of a planned three-phase mixed-use development. <br />The Ramsey EDA helped facilitate the project by reviewing the Purchase Agreement with the City as well as a request for Tax <br />Increment Financing (TIF) Assistance. Timing of future phases is not known at this time. <br />Sunwood Village <br />CommonBond Communities commenced construction on a 47 -unit apartment building located at 7750 Sunwood Dr NW. <br />Construction is expected to be completed in late 2016. The Ramsey EDA helped facilitate the project by reviewing the Purchase <br />Agreement with the City. Funding partners include the Anoka County Housing and Redevelopment Authority (ACHRA), the <br />Metropolitan Council, and the Minnesota Housing Finance Agency (MHFA). <br />Woodlands <br />Lennar Homes (US Home Corporation), commenced a first phase of an 85 -lot urban single-family development at 7566 159th <br />Ave NW near Central Park. The first phase consists of twenty-six (26) lots. Additional phases are anticipated over the next two <br />(2) to three (3) years. <br />Concepts Reviewed <br />• Bulow Townhomes [no subsequent action] <br />• Northfork Alpine Area and Lake Itasca Park [both projects advancing through process] <br />• NIK Indoor Self Storage [withdrawn] <br />• Rivenwick Apartments [no subsequent action] <br />Smart, Citizen Focused Government Accomplishments <br />Comprehensive Plan Update <br />The Planning Commission kicked off an update to the City's Comprehensive Plan, the guiding land use vision for the <br />community. Much of 2015 consisted remaining involved in the Metropolitan Council's preparation of the regional system plan <br />preparation. The City is currently working to refresh various system plans including municipal water, municipal sanitary sewer, <br />as well as parks and recreation. <br />The City has set into motion the establishment of a steering committee to guide the completion of this update. This group will <br />be charged with developing a final work plan and content of the City's next Comprehensive Plan. <br />The COR Development Plan <br />The Planning Commission commenced a process to review, clarify, and potentially adjust the master plan for The COR. In <br />2015, the Planning Commission prepared a list of policy questions to poll the City Council and its advisory boards and <br />commissions. The Planning Commission expects this survey to be sent to these groups in the first quarter of 2016, upon <br />completion of a resource library with feedback from market experts. The process is planned to culminate with a citizen <br />engagement process to review the plan with the broader public. Upon completion of this step, the Planning Commission and <br />City Council will determine if changes to the master plan are needed. <br />Future Business Park <br />The Ramsey EDA has been in the process of selecting a location for a future business park to ensure the long-term viability of <br />business retention and expansion in the community, and serves as the project coordinator for implementation of this policy <br />initiative. The Planning Commission has been ensuring the implementation of a Future Land Use designation and Zoning <br />It is our mission to work together to responsibly grow our community, and to provide quality, cost-effective and efficient government services. <br />
