ALPACA ESTATES - REVISED 'P'RE'LIMIN~RY PLAT <br /> <br />Engineer Raatikka reviewed his letter of comment regarding this <br />plat with the Commission noting that Lot $, Block 5 is deficient <br />in area, variances will be required on Lot 1, Bl'ock 8 and 5-8, <br />Block 9. There are several required items still missing for <br />approval of this preliminary plat such as a grading plan and <br />State agencies approvals. <br /> <br />A discussion was held on the type of street to be installed <br />on 142nd and that it would be designated as a trail with an addit- <br />ional four foot on the south side. <br /> <br />Consensus of the Commission is that the proposed lot configuration <br />is okay. <br /> <br />Motion by Ben Deemer and seconded by Ron West to table the approval <br />of Alpaca Estates Preliminary Plat until the 'required data is <br />available. <br /> <br />Motion carried. 4 Ayes, Art Dunn abstained. <br /> <br />MEADOWBOOK ESTATESs 'SKETCH'PLAN <br /> <br />Mr. Paul Johnson, the planning consultant for Petrucci Enterprises-- <br />owner of the property, was present to present the sketch plan. <br /> <br />Engineer Raatikka reviewed his report regarding the proposed plat <br />noting that it has only one access. <br /> <br />Paul Johnson questioned if the intent of having two accesses <br />is for emergency vehicles, street maintenance and added that in <br />the future as the area develops they anticipate that additional <br />accesses will be provided to that area and they concur with the <br />temporary cul de sac. <br /> <br />It was noted that the park land shown does not meet the requirement <br />of the ordinance. Mr. Johnson stated that they are requesting <br />that park of the development contract be that as the lot is approve <br />they would then make the necessary dedication. They want to make <br />the NE lot an outlot and develop it at a later date and have the <br />park dedication waived for that lot. <br /> <br />Engineer Raatikka, Administrator Schnelle and the Commission <br />advised Mr. Johnson that the outlot could be made part of the <br />plat and still be reserved for development. He was told that <br />the Council would probably be adverse to his creating an outlot. <br /> <br />Art Dunn explained that if the outlot were 'divided in the future <br />it would have to be subdivided at that time and he suggests that <br />it be included in the plat at this time and include the park <br />dedication in it now. <br /> <br />P & Z Regular Meeting <br /> 11/g/79 <br /> Page S <br /> <br /> <br />
