Presentation <br />City Planner Anderson presented the staff report stating the City has received an application from <br />Lennar (the "Developer") for Final Plat review of Woodlands 2nd Addition, a residential <br />development generally located east of Variolite Street and south of 161 st Ave (the "Subject <br />Property"). The Plat is the second phase of the Woodlands project and will create fifteen (15) <br />new single-family residential lots. Through the review of the Final Plat, it was noted that the <br />proposed extension of 159th Ave to the east will, if only temporarily, result in a road segment <br />that is longer than 600 feet. Upon full build out of the Woodlands site, this Variance would not <br />be necessary. Staff reviewed the request further and recommended the Commission approve <br />Resolutions # 16-04-063 and # 16-04-064 granting a variance to the maximum allowable cul-de- <br />sac length. <br />Citizen Input <br />Vice Chairperson Bauer called for questions comments from the public. There were none. <br />Motion by Commissioner Andrusko, seconded by Commissioner Maul, to close the public <br />hearing. <br />Motion Carried. Voting Yes: Vice Chairperson Bauer, Commissioners Andrusko, Maul, Brauer, <br />Nosan, and VanScoy. Voting No: None. Absent: Chairperson Levine. <br />Vice Chairperson Bauer closed the public hearing closed at 8:11 p.m. <br />Commission Business <br />Commissioner Brauer asked if engineering and Public Works supported the length of the cul-de- <br />sac. <br />City Planner Anderson reported the request was reviewed by the City Engineer, Public Works <br />and the Acting Fire Chief and all were ok with it. <br />Commissioner Nosan understood the roadway would just end at this time but could be pushed <br />through in the future. <br />City Planner Anderson stated this was the case and noted future development would allow the <br />barricades to be removed and for the roadway to extended to the southeast per the approved <br />preliminary plat. <br />Commissioner Nosan inquired if the City would be holding the developer accountable if a cul- <br />de-sac would need to be constructed in the future. <br />City Planner Anderson reported the City would be holding a surety should a cul-de-sac need to <br />be constructed. <br />Planning Commission/April 7, 2016 <br />Page 7 of 14 <br />
