Community Development Director Gladhill asked if the Commission could support the plat if
approved through the PUD process.
Commissioner Andrusko was not against the development or plat. However, he wanted to see an
incremental improvement to the greenspace to include a children's play area.
Commissioner Brauer believed the Commission had to come to a decision on the 15 units per
acre issue.
Commissioner VanScoy understood this to be a concern, but raised another concern with the
development and if it should be considered individually or as part of the surrounding
developments.
Commissioner Maul commented it had been quite a number of years since the surrounding
developments were completed and for this reason, he believed the development should be
considered alone.
Commissioner Andrusko agreed noting the Commission was only being asked to review a single
plat at this time.
Commissioner Brauer recalled that the Planning Commission was overruled on this development
in the past.
Mr. Surell expressed concern with how the City's vision for The COR has changed. He
explained he was proposing the same development as was brought before the City in 2007. He
questioned how the City's vision for The COR had changed since that time.
Commissioner Nosan asked how many units were included in the previous preliminary plat.
Community Development Director Gladhill explained the previous preliminary plat included 77
units.
Motion by Commissioner Brauer, seconded by Commissioner VanScoy, to table action on this
item to the May Planning Commission meeting to allow staff to address the density concerns and
to provide the Commission with further information on the previous discussion on this plat.
Motion Carried. Voting Yes: Vice Chairperson Bauer, Commissioners Brauer and VanScoy.
Voting No: Maul and Nosan. Abstain: Andrusko. Absent: Chairperson Levine.
5.03: Public Hearing: Consider Resolution 16-04-063 and 16-04-064 Related to a Request
for a Variance to Maximum Allowable Cul-De-Sac Length; Case of Lennar Homes
(Project No. 16-51)
Public Hearing
Vice Chairperson Bauer called the public hearing to order at 8:04 p.m.
Planning Commission/April 7, 2016
