AGENDA APPROVAL

The following items were added to the agenda for September 4, 1979:

~SP

1) Vera McGregor Preliminary Plat Approval
2) McCarthY Conditional Use Kermel Permit
3) Site Pla~ Fee

(Deemer Hubbard) to adjoturn to hold public hearing 7:58.

Meeting back to order at 8:05 P.M.

VERA McGREGOR REQUEST FOR PRELIMINARY PLAT APPROVAL

Engineer Raatikka reviewed his report with the Commission.

Item 1 - None of the lots meet the area and width requirements of
the City Code.

A discussion was held.

Ben Deemer noted that the 50 foot easement shown on the preliminary
plat along the front of the property is not included in the calculation
of the lot areas.

It was noted that the 0ommission is recommending changing the commercial
and industrial lot size requirements through the site plan review ordi-
nance to one acre.

Art Duma raised a question on whether there is adequate room for the
septic system for McGregor's restaurant. He stated that a variance on
the lot sizes could be ~ore readily attainable in his opinion, if after
locating the liquor store on one lot that she combine lots 2 and 3 until
'there is public sewer available. He is concerned that the restaurant
facility will require more drainfield and once the three parcels are
marketable that the City will have no control over the land.

Mrs. McGregor said she is aware that there isn't enough property to
take care of additional~sewer but that she just wanted to subdivide
it now.

Item Number 2 of the Engineer's letter was addressed.

Ron West stated that he feld that the septic system locations is impor-
tant in this case.

Engineer Raatikka commented on Item 3 of his report stating that she
will have to show where Tthe water is going to go from the parking lot.

Discussion on Item 4 of Engineer Raatikka's report, the proposed plat
has not been revised to include a service road adjacent to the railroad.

-2-
Re~ula~ P & Z Meeting - 9-i-Vq
