Ron West feels the logical place for the service road would be in the <br />rear of the property s~nee Don Greenberg has planned for the rear ser- <br />vice road location at his site on Highway #10. <br /> <br />Chairman Peterson suggested she come back to the meeting on September 18, <br />1979 with the information requested in Item #2 of the Engineer's report. <br /> <br />Motion by Art Dunn and seconded by Ben Deemer to approve the preliminary <br />plat of Vera McGregor Addition subject to: <br /> <br />1) That either the land be changed to provide for only the <br />two parcels or a restrictive covenant be placed on Parcel 3 <br />prohibiting sale until sewer is available and to grant a <br />variance on lot area requirements because we are in the pro- <br />cess of recommending commercial/industrial lots in the transi- <br />tional area be changed to one acre. <br /> <br />2) Developer to provide information required in Item #2 of <br />the Engineer'S Report and meet the engineer's requirements. <br /> <br />3) Item #3 of the Engineer's letter that a service road <br />easement be shown on the back of the property. <br /> <br />4) Subject to cash park dedication. <br /> <br />Mrs. McGregor asked if the plat had to be revised to show the service <br />road in the back. <br /> <br />Ken Peterson said that the Commission had recommended this at sketch <br />plan stage. <br /> <br />Engineer Raatikka said that the ordinance requires ~m easement of 66 <br />feet for the service drive but where this is railroad right-of-way <br />she could possibly get by with about 50 feet. <br /> <br />Discussion was held on when the service road would be constructed. It <br />was noted that the State had indicated that they may pay a share of the <br />cost, but the major expense will probably have to be ass~ to the property <br />owners. <br /> <br />Motion carried. 7-0. <br /> <br />CONDITIONAL USE DOG KENNEL <br /> <br />Discussion was held on the location of the kennel and the distance to <br />the nearest neighbors. <br /> <br />Motion by Schneider seconded by West to recommend to the City Council <br />to grant a Conditional Use Permit to ),~. & Mrs. Jack McCarthy for a <br />dog kennel on their premises at 8615 - 168th Avenue N.W. with the <br />following conditions: <br /> <br /> -3- <br />Regular P & Z Meeting <br /> <br /> <br />
