recommends an extemiom similar to What is on the existing building except that <br />the front of the building shall be faced with two feet of brick and two feet <br />of stucco columrs equidistantly spaced across the front and two feet around <br />the corners on' each side Of the[ North end of' the building as shown on Exhibit <br />No~. 1. <br /> <br />Building No. i addition is tO be a blOckconstruction and have an exterior <br />facing the same as the existing building. <br /> <br />Discussion was held on the'septic system and if the existing system is <br />adequate. Mr. Hedstrom indicated that in addition'to the oval septic <br />system shown on the plan, that he has anothem'septic area in front of the <br />building marked No. 4. <br /> <br />The Commission recommends that the parking on the North side of the existing <br />metal building, No.'4 is to be restricted and the'West side is to be <br />blacktop curbed, the side fron%ing Eront Street and the East side of the septic <br />area is to be fenced as sketched in on'Exhibit No.'l.' <br /> <br />Regar~inglandscaping green areas, P & Z recommends that Mr. Hedstrom sod <br />the areas along Highway 10 as marked'on'Exhibit No.'l and seed by Building <br />NQ. 4 and No. 3 With proper preparation'to Promote Proper and ample growth. <br /> <br />The parking lot area between Buildings No. 3 and No. 4 shall have an asphalt <br />curb running frQm the~end of Building No. 3 to the East property line. <br /> <br />MOTION by Ron West, seconded by Ben Deemer that these recommendations for <br />a development contract be passed'onto the City Council. <br /> <br />Motion carried 4 to 1. Art D~nn Voted Na~ because a development of this nature, <br />in his opinion, is doing everything possible to increase the demand for city <br />services in this area and we shOuld not be promoting this type of development <br />without sewer and water. <br /> <br />ALPACA ESTATES SKETCH PLAN <br /> <br />Mr. Jeff Caine, surveyor from Caine g O'Malley was present with the developers <br />of Alpaca Estates. <br /> <br />Engineer Raatikka read his report regarding the sketch plan. <br /> <br />Chairman Peterson feels this Would make a very good PUD. It would be the <br />city's first PUD and the present city ordinance isn't very comprehensive <br />regarding the PUD but this development would be suited for it and the type <br />of business could be spelled out for the commercial area etc. <br /> <br />Art Dunn said he and Engineer Raatikka will get together and come up with <br />sizes to be used for commercial and industrial lots by using a formula for the <br />amount of permiable land for on-site septic systems and uses cme~ted by certain <br />business activities. <br /> <br />Administrator Schnelle agreed ithat a PUD would be ideal for this partic%~ar <br />development, it not only allows for specifying the type of businesses for <br />commercial, it leaves it flexible for development and also gives the City <br />better control on it. <br /> <br /> -6- <br />Regular Meeting P & Z -7/2/79 <br /> <br /> <br />
