Mr. Hedstrom stated that most of his trucks come in the back way.

Ben Deemer said that by requiring Mr. Hedstrom to install this fence, the
only hardhip created would b~ on the adjacent property owners who have been
cutting through Hedstrom's p~operty.

Chairman Peterson recommends that Front Street matching easement be
extended to the West property line.

Mr. Hedstrom indicated he would dedicate the street easement.

Discussion was held regarding the variance that was granted by the City
Council for a setback of 27 ~eet from the rear property line.

Administrator Schnelle stated that Council allowed him a setback of 27
feet and therefore the parking should not be extended past the end of the
building.

Ron West and Ben Deemer stated they a re in favor of running the parking area
up to the fence which is five feet off the property line.

Ben Deemer asked Mr. Hedstrom about the drainage and which way the surface
water flows off the property and said that by using this area for parking lot
that he could put in a curb to direct w~ter runoff.

Engineer Raatikka stated that he should provide the City with a grading plan
of this area for drainage purposes.

P & Z recommends that a 20 f~ot private drive behind building No. 4 should
be installed which will blend into the parking lot area which ends at the
end of Building No. 3. The mest of the area will be green area with grass to
be either seeded or sod. There is to be no parking or storage of materials
on the private drive.

The drainage to the manhole from BUilding No. 3 on Exhibit No. i is to be
deleted.

Regarding 'the exterior appearance of the buildings, Ron West said that
the Design and Site Plan Committee met lab Friday and discussed metal
buildings and they are working up a formula that so much of the metal
building exterior has to be faced in something other than metal on those buildings
facing the street or adjacent to other structures.

Mr. West said he would like to see Building No. 3 dressed up with something
other than metal at least 40 to 60 percent.

P & Z recommends that Building No. 3 be a pole-type construction with a blue
metal exterior faced with wood, stucco, rough cedar or something comparable
in columns which are four feet in width and placed perpendicular from the
ground to the soffits of the building. Said four foot columns are to be placed
in the c~nter of the East and West sides and on each corner of the building
except the South side (because this side is hidden by the existing trees) to
break up a monotonous appearance.

Building No. 2 is to be a polD-type construction and the P & Z Commission

-5-
Regular Meeting P & Z - 7/2/79
