Mr. Hedstrom indicated that he is not encroaching on his setback because <br />he is 70 feet from the center of the Highway. <br /> <br />Mr. Deemer asked about the parking area by Building No. I and what he was <br />going to use that parking for. <br /> <br />Mr. Hedstrom replied that he had planned 1/2 for employees and 1/2 for <br />customer parking. <br /> <br />Ben Deemer asked about his installing directional signs to enter only on <br />Highway 10 and exit only on Front Street. <br /> <br />Mr. Hedstrom said the City could make 10,000 rules but if nobody follows <br />them, they are of no value. <br /> <br />Ron West explained that the P & Z Commission and the City Council are going <br />to do a site plan review for the whole City which will be required for all <br />business and industrial developments in the future. <br /> <br />Mr. Hedstrom said he wants to know if there is someway that they can put in <br />for a referendum to eliminate the P & Z rules and added further, that the <br />guy next doom to him did not have to do all of this. <br /> <br />Chairman Peterson told him he could probably petition for such a referendum. <br /> <br />Chairman Peterson said the Commission recommends that there be no more than <br />five parking spaces allowed by Building No. 2 and suggests that the rest of the <br />area up to the Highway right of way be grass planting and landscaped and still <br />allow him a frontage road access to the Highway. <br /> <br />Mr. Hedstrom said they never use that access but the guy next door (Dixon) <br />does and he cuts across Hedstrom's property to get to his. <br /> <br />Ben Deemer stated that if the Commission asks him to put in a green <br />area, then he would not be able to drive on it and that Mr. Hedstrom would <br />have to put up a fence to prohibit anyone from driving across the green <br />area. <br /> <br />Mr. Hedstrom said that Mr. Dixon could put in the green area then because he <br />is the one who would be driving on it. <br /> <br />P & Z Commission recommends that a split rail fence, a minimum height of <br />.four feet shall be placed so as to physically separate the sites ~riveway <br />and the landscape area - in frog of Building No. 1 - 40 X 27 feet and <br />the landscape area in front of Building No. 2 - 36 X 1201except for the five <br />parking spaces allowed, a asphalt curb shall be used to separate the five <br />parking spaces from the grass (green) area. <br /> <br />Administrator Schnelle said the P & Z has to be concerned about the traffic <br />circulation within this development as it is a small congested area. <br /> <br />Ben Deemer replied that is why he suggested a one-way drive through. <br /> <br /> -4- <br />Regular Meeting P & Z - 7/2J/79 <br /> <br /> <br />
