What
Where
Cost
Who
Partnerships
Impact
Affordability
Sustainability
Building
Timeline
The Rose creates more than 90 units of mixed -income
rental housing in a vibrant, mixed -use, 1.7-acre urban
development community. The development's design is
based upon the Living Building ChallengeTM standards.
This replicable, integrated design process has achieved
cost-effective and practical metrics, bringing true
sustainability to a broad constituency. The Rose is the
fourth and final phase of the South Quarter development,
which transforms a formerly blighted and vacant urban
intersection into a vibrant place to live and work.
1928 Portland Avenue South
Minneapolis, MN 55404
Total development cost: $36,302,450
The Rose offers quality apartments for households of
mixed -incomes, including a range of affordability for
individuals and families earning low to moderate incomes.
The South Quarter development is a partnership between
Aeon and Hope Community, Inc.
The Rose has a positive impact on the surrounding
community by:
• Creating a new model for practical and innovative
community development based on the Living Building
ChallengeTM.
• Implementing a mixed -income, mixed -use
development in a symbiotic relationship with
environment, transit, health, employment and
community.
• Catalyzing further development of the area.
• Ensuring long-term affordable housing options in a
changing community.
The Rose offers units affordable to households earning 30
to 50% of the Area Median Income (AMI) as well as
market rate rental units.
By embracing the framework of the Living Building
ChallengeTM, The Rose has transformed the process of
developing cost-effective, sustainable and affordable
living. Initiated by the International Living Building
Institute (ILBI) in 2006, the Living Building ChallengeTM
asks the question, "What if every single act of design and
construction made the world a better place?"
Holistic design efforts on The Rose have moved beyond
architecture to encompass site, water, energy, health,
materials, equity and beauty. Authentic community
engagement is also be at the forefront, including
partnerships with the University of Minnesota's Center for
Sustainable Building Research, the Center for Energy &
Environment, PLACE and others.
The building's apartment homes include a combination of
studio, one-, two- and three -bedroom units.
