5/7/79 <br /> <br />Ron West stated that this is the same principle as Autumn Heights and <br />that it has worked in that area, <br /> <br />Ken Peterson pointed out that there will eventually be two additional <br />accesses when adjacent lands are developed. <br /> <br />A resident from Shady Lawn stated that he objected to Mr. Klemish being <br />able to offer the Council money in order to have more lots than allowed <br />by City ordinance. <br /> <br />Klemish stated he should be entitled to something for giving the City <br />additional park land. <br /> <br />Art Dunn asked to go on record as being opposed to one acre regardless of <br />overall density and that his idea of P.U.D was one central system for sewer <br />and water for'a plat. <br /> <br />Ben Deemer stated that he couldn't recommend the sketch, but would point out <br />areas where he felt it could be improved such as an additional access to the <br />east and relignment of streets to have one between the brook and any house. <br />Art Dunn pointed out that the road would probably end up in the floodplain. <br /> <br />Ron West asked how many lots the Council recommended? Ben Deemer Stated that <br />he objected to Mr. Klemish being allowed to include the roads in acreage <br />to figure density. <br /> <br />Ken Peterson asked for a show of hands of those opposed to the sketch. <br />Ail were opposed except Ron West and John HuJ~bard. <br /> <br />Gerry Zimmerman stated that anyone with an attorney can show equally good <br />reasons for allowing less than 2.5 acre lots. <br /> <br />Art Dunn said the City is just asking for that entire area to end up in one <br />acre lots. <br /> <br />Kathy Schneider explained if the Council wished different zoning for the land <br />adjacent to Trott Brook, they should authorize someone to proceed with amending <br />the zoning ordinance. <br /> <br />Ron West stated that he would rather see an one acre buildable site than 2.5 <br />acre lots with 1 acre of it water. <br /> <br />Motion by Gerry Zimmerman, seconded by Art Dunn to deny the sketch plan and <br />recommend Mm. Klemish follow the zoning ordinance requiring 2.5. acre lot size <br />for this area. Motion carried 5-2. Ron West and John Hubbard opposed. <br /> <br />Item 6. Menkvelds Pine Hills North <br />The Commission reviewed the sketch plan and advised Mr. Menkveld to proceed <br />to the preliminary plat taking into consideration the recommendations of <br />the Engineer in his letter of 5/2/79 plus trying to move the location of the <br />cul-de-sac to the east. <br /> <br />ItemT. Menkveld's IndUstrial Center <br />Ken Peterson suggested M~. Menkveld provide a buffer along the North side of <br />plat and Mr. Menkveld stated his intentions to provide screening from the <br />residential. Ron West dSseussed the findings of the economic Development <br />Committee in regards to tot size f6r commercial/industrial, and it was the <br />consensus of the Commission to table this matter until this could be discussed <br />further. <br /> <br /> <br />
