Page 2
P&Z

P&Z -2-
10/3177

Mr. Weiss said his intei.tion was to be indeoendent and that Local
Oil would be the supplier. He already had contact with the Energy
Planning Commission and received a favorable response. Public
Hearing Closed.

A1 Sorteberg called the meeting back to order to act on this request.
Ron West suggested Mr. Weiss obtain a study of the land and soils
from an engineer, the typ. e of sewer system needed for this project, and
traffic increase projection for #47 and 167th Avenue N.W., including
checking with the State Highway-Dept. regarding the access onto #47
and any future plans they may have for the road. Ron West explained
the need for this information plus sketches of the actual buildings
before this matter could be considered further. Ron West stated that
due to the problem of the high water table, he would need to examine
a factual overall pIan on paper before making a decision. Jerry
Zimmerman said he 4greed and had serious doubts about what the soil
at this site could support. Art Dunn also agreed and felt there were
other sites more suitable to this project and that there were other
things more important than location. A1 Sorteberg stated that he
realized this site appeared to be a logical one, but he was aware of
the water problem ann"would like to see some professional information.

Mr. Sorteberg informed Mr. Weiss that he was not in favor of rezoning
this property at this time, but would like to see some additional
information. Ken Peterson asked Clayton Berg about any other infor-
mation Mr. Weiss should have. Mr. Weiss a~ked Mr. Berg that if this
site proved unsuitable for the staion, could other commercial
structures be considered. Mr. Berg said that he felt that if the site
was unsuitable, it would be for other commercial operations also.
Motion by Ken Peterson, seconded by Art Dunn to table this request
from Mr. Paul Weiss for rezoning pending further information. 6 - 0.

Item 2. Public Hearing - Peterson Estates'Preliminary Plat.

Mr. Jeff Caine and }~. Richard Peterson were present and Mr. Raatikka
read the engineer's report. Mr. Sorteberg asked about the status of
the road. Mr. Peterson said the blacktopping should be starting by
next week. Public Hearing Closed.

Motion by Ken Peterson, seconded by Ron West to recommend to the City
Council to approve the Peterson Estates Preliminary Plat with the follow-
ing conditions:
1) Variance granted on Lot 6 which has 196.4' instead of the
200 required.
2) Drainage easement in N.W. corner of Lot 1 as per
recommendations of City Engineer.
3)Payment of the Park Dedication fee.
Carried 6 - 0

Item 3.
