The final plat submittal consists of 13 sheets prepared by Roshell Engineering, LLC dated <br />April 25, 2016. Specifications dated April 25, 2016, Stormwater calculations April 25, 2016 and an undated plat <br />sheet prepared by LHB. <br />General: With the preliminary plat the City Council approved a Comprehensive Plan amendment on March <br />22, 2005 to change the property's land use designation from Rural Developing to Low -Density Residential. <br />The Metropolitan Council also approved the request. <br />Land Use and Zoning: The property is zoned R-1 Residential which allows for single family detached homes <br />which is what is being suggested with the proposed final plat. <br />Lot Sizes: The minimum lot size in the R-1 Residential District (MUSA) is 10,800 square feet with a minimum <br />lot width of 80 feet (90 feet for corner lots), measured at the building setback line. <br />The preliminary plat showed a total of 27 lots. As proposed, the final plat shows the same 27 lots. The <br />preliminary plat was approved at a net density of 1.9 units per acre. The Final Plat as proposed shows a total <br />of 27 lots which mirrors the 27 lots approved with the preliminary plat. <br />Landscaping: The American Elm should be a variety that is resistant to Dutch Elm disease. Each lot is <br />required to have two (2) trees installed and as shown on landscaping sheet L1, that requirement is being met <br />
