Review File: Brookfield 7th Addition <br />Final Plat <br />Planning Review <br />May 18, 2016 <br />Page 2 of 3 <br />through the use of deciduous and coniferous trees. If trees are to be saved it will need to be noted where the <br />tree save fencing will be installed. <br />Tree save fencing is required around all trees or groups of trees to be preserved. The fencing shall include, at <br />a minimum, the entire area beneath the tree canopy, which is known as the critical root zone. No construction <br />activity whatsoever may occur within these areas. Moreover, no construction shall begin until this fencing has <br />been installed and approved by the City. <br />Streets and Access: The proposed final plat includes public roads that will provide access to the plat. They <br />are as follows: <br />• 167th Crossing NW <br />• Kamacite Street NW <br />• 167 Lane NW <br />All proposed streets as outlined above appear to meet the 60 foot width minimum. The Applicant has revised <br />the plan set to indicate a 6 foot (previously indicated 5 foot) sidewalk to be proposed along lots outlined in <br />Block 4 and Lot 1 Bock 2. These generally follow 167th Crossing NW and Kamacite Street NW. There is also <br />a sidewalk shown along the south side of the lots which comprise Block 1. This sidewalk would run generally <br />along the north side of 167th Lane NW. <br />Development Fees: Park Dedication and Trail Development Fees shall be due with the Plat. These fees are <br />collected at the time the Final Plat is recorded at the rate in effect when the plat is recorded. Sanitary Sewer and Water Trunk Fees are subject to the existing <br />reimbursement agreement with 21st Century Bank. Per the Reimbursement Agreement, these fees are not due <br />with the Plat and are credited towards the previous investment made. <br />Building Elevations: No elevations of the proposed homes were submitted. Individual models are not <br />included for review. In a single family development, it is difficult to approve every individual potential model <br />at time of Plat. As with the original Preliminary Plat, no enhanced architecture above the minimum City Code <br />requirements of Section 117-111 (R-1 Residential District) is being proposed. The required Development <br />Agreement shall clearly state that additional architectural requirements are not being required at this time, and <br />that the underlying requirements for the R-1 Residential (MUSA) District are required. <br />Development Agreement: An executed Development Agreement will be required prior to releasing the plat <br />for recording.
