P & Z Commission <br />Page 2 <br />June 6, 1977 <br /> <br />Virgil Johnson, Rt. 1, Oak Park, MinneSota <br /> <br />Mr. Johnson re-submitted a sketch plan that he presented last month. He <br />reduced the number of lots from 19 to 17. This proposed plat lies adjacent <br />to Whispering Pines Estates and West of County Road #83. <br /> <br />It Was the consensus of opinion by P & Z members that the following should <br />be done. <br /> Lots 2 & 3, Block 3, should be left as they are. Road between <br /> Lot 2, Block 4 and Lot 4, Block 5, will be eliminated as <br /> Lot 2, Block 4 is deficient in that it needs to be 210 feet in <br /> width. This road elimination will give Lot 2, Block 4 sufficient <br /> width and at the same time give 153rd Avenue N.W. the 300' stacking <br /> distance as mentioned in City Engineer's Report of May 27, 1977 <br /> (#3). O~er agreed on cash park fee. <br /> <br />John E. MacGibbon of Elk River representing. Ro~gerDickenson .and Roger Dickenson. <br /> <br />Mr. Dickenson and Mr. MacGibbon appeared to discuss the problem that exists <br />on the easement in Lot 12, Auditor's Subdivision No. 96. <br /> <br />The problem arose when recently Grosslein Beverage Company applied for a <br />variance of side-yard setback which would put their proposed addition within <br />about 2 feet from the tract of !and owned by Rodger Dickenson. This tract <br />of land which is 66' X 500 + has an easement on it for some adjacent business <br />and is a private easement. Rodger Dickenson stated that he did not want the <br />City to build a road on this land at present. P & Z will work with the City <br />Council on this matter and if recommendations are needed by the City Council, <br />P & Z will address this problem at their next meeting, since Rodger Dickenson <br />does not want a road there at present. <br /> <br />Ron West left at 9:30. <br /> <br />Don Gree~berg - Industrial Park <br /> <br />Don Greenberg appeared to request a variance to subdivide by metes & bounds <br />another tract of land in the Industrial Park. Proposed use of the tract is <br />to have an office for Consulting. Engineers. <br /> <br />Bradley Bodle moved to recommend to the City Council to grant Gateway North <br />Industrial Park a variance to the subdivision ordinance to subdivide by metes <br />and bounds a parcel described as follows: <br /> <br /> That part of Lot 1, Auditor's Subdivision No. 30, Anoka County, Minnesota <br />lying South of the North 250 feet thereof, as measured along a line parallel <br />with the East line of said Lot 1; lying East of the West 226 feet thereof, <br />as measured at right angles to the West line of said Lot 1 and to the West <br />line of Lot 2 of Auditor's Subdivision No. 30; and lying West of a line <br />200 feet West, as measured at right angles, of the West line of the East <br />946 feet of said Lot 1, said 9461feet being measured along the North line <br />of said Lot 1. Containing 0.919~acres, more or less. <br /> <br />Also a variance be granted to subdivision ordinance 75-5 for the minimum <br />frontage of 200'. His proposed frontage is 147.18 at present. <br /> <br /> <br />
