The plat proposes to gain access through connections to 159th Avenue NW to the south, <br />Uranimite Street to the west, and an existing stub off of 168th Avenue NW to the north. <br />Sidewalks and Trails. Sidewalks are proposed on one side of each public street. Sidewalk width is shown as six (6) feet, which <br />meets City standards. <br />Landscaping. Per the review of the Tree Preservation Plan as part of the Preliminary Plat, each lot shall be required to be <br />landscaped with four (4) trees. At least two (2) trees shall be located in the front yard. The plan set meets these requirements <br />as submitted. <br />Density Transitioning. While required for other additions of this development, the proposed lots comprising of Woodlands <br />3=d Addition do not border any R-1 (Rural Developing) properties. As such, no density transitioning is required for this final <br />plat. <br />Tree Preservation. A Tree Inventory and Preservation Plan was submitted and approved as part of the review of the <br />Preliminary Plat. The protected trees occur in the rear of Lots 1-5, Block 2 and are noted in the plan set provided by the <br />Applicant. Tree save fencing shall be installed prior to commencement of any earthwork and shall remain in place throughout <br />the duration of the project. <br />Topsoil. Each individual lot will be subject to the City's topsoil requirement. Copies of the load tickets shall be provided for <br />each property and topsoil shall be approved by the City prior to installing landscaping. There shall be no topsoil placed within <br />any delineated wetland or tree preservation area. This is reviewed at time of Building Permit Application and request for <br />Certificate of Occupancy for each individual lot. <br />Wetlands. The site contains several areas of existing wetlands. The Wetland Conservation Act (WCA), enacted by the State <br />Legislature, prohibits certain activities from occurring within a wetland, including draining, filling and excavating. In order to <br />ensure compliance with the WCA standards, silt fencing along the delineated boundary of wetlands will need to be installed and maintained throughout <br />the duration of construction, including the final landscape improvements on individual lots. This will be instrumental in preventing fill (topsoil and <br />sod) from being placed within the delineated boundaries of a wetland <br />Development Agreement and Development Fees. The Developer shall be required to enter into a Development <br />Agreement with the City. A Development Agreement will be drafted and provided to the Applicant once an Engineer's <br />estimates are made available. <br />
