Noreover~ this Crl~eri~ has been developed to i~aure the mutual benefits to Tenant and Landlord wLicb result from documenting signage detail and fro: articulating the resp~n~bilities of each with regard to a project's program '~ a sigr, program which is designed to meet both economic anti ~esth~tic need~ On lhe one hand, economics require that signage be func- tional and cos~ erie:tire. Unnecessary costs to the Tenant should be avoided by gui~elines wi~ich prevent the cost of removal of inappropriate slEn~ a~d the duplicated cost of sign replacement. On the other hand, aesthetic~ require ~h~t ~igua~e complement the architecture of the complex and contribute to an ~:nvlronment which is attractive not only to customers but al~o to potential retail and office Tenants. SPECIFICATIONS Exterior tenant sii~aEe at the Eivers Bend Center shall consist of store identifica~ton only and copy shall be restricted to the Tenant's proper name and v~jor product or service offered. Corporate logos, emblems, shield~ and similar identifying devices shall be permitted provided they ar~ confined within the signage panel. The signs shall 0e located in the designated 6' high wood faces (found on elevation dr~twiugs attached). Any deviations from these drawin~ must be upon appcoval of the building owner and the City of Rmmsey. Tenants a~e all~,weii use of individual illuminated letters only. These must follow the detail on construction. T~e special Nu-Lite type of channel l~e ill.ii.hated letter may be used. The faces of th~. letters must all be 3/16" Plexiglass. Color choices by Tenant. 5. Aluminu~ sides, top and bottom of letters must be prefinished bronze. Maximum 3otter !ueiEht is 24", desenders may drop below letter plane by 4" maximum. ~ ]8" margin must be maintained on both sides of the tenant siguageo .This margin is already deducted from measurements on the enclosed elevations. All letters must be on a plan that is 9" from the base of t~e ~ign bank. These dimensions may vary with prior approval of the Iau~lord and Architect.
