A <br />variance to the minimum lot size was approved by the Planning Commission in 2015 to facilitate the <br />proposed Minor Plat. Note that required revisions are outlined at the end of this report. <br />Applications & Assumptions: The application submittal The pyramid �woiillustrates m �,oathe city amakeland use decisions <br />includes both the Sketch Plan, Final Plat and Easement Vacation. <br />The Sketch Plan is reviewed administratively by City Staff while <br />the Final Plat and Easement Vacation will require action by the <br />City Council. <br />This case is being reviewed per City Code Section 117-111 <br />entitled R-1 Residential District, Chapter 117. Article II. Division <br />4, Subdivision V entitled Scenic River Protection Overlay <br />District, and Chapter 117. Article III entitled Subdivisions. <br />Comprehensive Plan: The Property is guided as R-1 Rural <br />Developing in the Comprehensive Plan. The intent of the Rural <br />Developing land use designation is to allow for the construction <br />of single-family dwellings without access to municipal sewer and <br />water.
