The project does <br />not require construction of any new road segments. The LRRWMO reviewed and approved a de minimis <br />exemption for the portion of driveway that will cross a delineated wetland boundary. <br />Tree F. ,. wat.on Plan: The City's Tree Preservation Ordinance does apply to the proposed plat. The <br />Sketch Plan identifies trees that would require removal to accommodate the proposed dwelling, driveway, <br />and both the primary and secondary septic system locations. A total of 208 diameter at breast height (DBH) <br />inches of trees would be removed to accommodate the proposed imp.0 as shown on the Sketch <br />Plan. The Sketch Plan identifies the limits of potential tree clearing and only identifies those trees nearest <br />this boundary. However, in reviewing the aerial imagery of the property, it is clear that there will be a <br />sufficient amount of trees preserved to more than satisfy the retention threshold of forty percent (40%) of <br />significant tree DBH. Tree save fencing must be installed along the tree clearing limits boundary prior to <br />any earthwork occurring on site. <br />Traffic Analysis: A traffic analysis will not be required due to the size of the project. <br />Landscaping: Two (2) front yard trees per dwelling unit are required at the time of construction of a <br />dwelling unit. It appears that the planting requirement can be satisfied with the preservation of the trees in <br />the front yard as shown on the Sketch Plan. <br />Topsoil: The newly created lot will be subject to the City's topsoil requirement. Copies of the load tickets <br />shall be provided for each property and topsoil shall be app.0 by the City prior to installing landscaping. <br />There shall be no topsoil placed within any delineated wetland or tree preservation area. This is reviewed <br />at time of Building Permit Application and request for Certificate of Occupancy for each individual lot. <br />
