Civil [;ngin,:er, Leonard Linton, reviewed the final grading and drainage plan, <br />final utility plans, and final construction plans. The City Staff Review Letter dated June 4, 2004'outlines <br />the required ,nim~r modifications and corrections that need to be made to the plans. The plans are <br />generally acccp~ abl,:. <br /> <br />Park dedicatio~ will consist of' a c:sh payment. The Development Agreement outlines several park <br />improvements lhat will bc ~nadc to Riverdale Park as part of this development. The developer will <br />receive credit tbr thc constructiou of the park improvements upon completion and approval by the City. <br /> <br />The City Council ~tl)proved thc ~origi~aI l~['eliminary plat with the following conditions: 1) 138th Avenue <br />contains a sidcwaik along both sides of the street 2) provide a pedestrian connection from the <br />condominium milts (located tm the sc,.tth side of 138th Avenue) to the bituminous trail running parallel to <br />Riverdalc Drive 3) include a paragraph in the Development Agreement addressing sound mitigation 4) <br />construct an eight ii)et ['ence along T~'tmk Highway 10 and a ten foot fence in front of the units that are <br />closest tt~ [lighway 10 to address tral ftc ~oise 5) work with staffto determine an appropriate fence type <br />and construction. <br /> <br />Thc conditio,as haw: been addressed <br /> <br />Thc tqnal plat is not showing the required sidewalk along both sides of 138th Avenue.
