City Planner Anderson stated they can take a closer look at the irrigation system and make sure it <br />is going to be appropriately designed to ensure they are not wasting water and to could also <br />potentially look at a separate meter specifically for the irrigation system and to also have a record <br />drawing of those plans on file for informational purposes. <br /> <br />Board Member Bentz assumed if they were going to do bidding on the irrigation system they will <br />have to have some kind of drawing. He asked if there was a lot size requirement on irrigation <br />systems. <br /> <br />City Planner Anderson stated they do not have a requirement but they could come with more <br />detailed information and a better analysis of what is being proposed. He thought this was <br />something staff can look at with the developer. <br /> <br />City Planner Anderson stated it is hard to initially get planting started and also tough to get trees <br />established without scheduled tree watering. He stated he would be willing to work with the <br />applicant to explore some alternatives and build that language into the staff review going forward. <br /> <br />Board Member Valentine stated if they build an infrastructure in, they can start out with more <br />water to establish the plantings and then dialing back the watering over time. <br /> <br />Chairperson Stodola stated with looking at the units on the north side, there are a bunch of trees <br />planned to be planted in front with a rock area next to the driveway and he wondered if they were <br />going to irrigate those trees or will they be left on their own in an even harsher condition <br />surrounded by rock and asphalt. <br /> <br />City Planner Anderson stated the plans indicate the landscaping will be irrigated. <br /> <br />Chairperson Stodola asked if the buildings will be single level or two stories. <br /> <br />City Planner Anderson indicated he understood they will be similar to the models on Peridot and <br />two story. <br /> <br />Chairperson Stodola stated in looking at the south facing buildings, they have fewer trees than they <br />do on the north side and he thought they should put more trees on the south facing buildings, which <br />will provide more shade, rather than on the north side of the building where shade will not be <br />needed as much. He thought the boulevard plantings are adequate but suggested the interior <br />plantings be flip flopped. <br /> <br />City Planner Anderson indicated he thought that was a good suggestion and would discuss this <br />with the developer. <br /> <br />Board Member Bentz asked if it was possible to put the irrigation system on one controller rather <br />than every individual home. <br /> <br />City Planner Anderson stated there will be a separate dog house for the irrigation and that the <br />townhome association would be able to control the system. <br /> <br /> <br />Environmental Policy Board / March 21, 2016 <br />Page 3 of 6 <br /> <br />
