It has l~een the City's policy to allow grading and <br />excavation of a ponding area as part of the grading of a <br />subdivision without add~i.tional permits. However, in this case, <br />material will be leaving{ the site and will require a permit. <br /> <br />In review of the $7,500 escrow, it was the intent of this escrow to <br />cover only restoration ~p to five acres of graded area. In the <br />event the project is st~%rted and not completed, additional grading <br />may be required to comp~ete the project to a condition satisfactory <br />to the City. This additional escrow could be covered under the <br />developer's agreement~ <br /> <br />In review~ the impacts ~f truck traffic on 153rd Avenue, I do not <br />see any major problems ~'esulting from the traffic. This street was <br />built to nine-ton standards and should be capable of withstanding <br />the truck traffic. I have also discussed the impact on County Road <br />83 with Mr. Jon Olson a~d he does not foresee any problems on <br />County Road ~3o He ind~cated that the County plans to rebuild <br />County Road 83 in 1988 c~r 1989. As part of the conditional use <br />permit, you may require Mr. Rehbein to clean up any spillage of <br />material and restore an~ obvious damage he may cause to the <br />streets° <br /> <br />In review of the prelim~nary soils completed by Twin City Testing, <br />the ground water gradie~t slopes to the south.
