That At !:he intersection of County Road 83 and Trunk Highway 10, the <br />distance from the edge of ~he inside westbound traffic lane on Trunk <br />Highway I0 to the north edge of the inside east bound traffic lane on Trunk <br />Highway 10 is 71 feet~ <br /> <br />16. That at ~:he intersecCio~ of County Road 83 and Trunk Highway 10, the <br />distance from the south edge of the inside westbound traffic lane on Trunk <br />Highway 10 to the north edge of the left turn lane from eastbound Trunk <br />Highway 10 i.~ 58 feet° <br /> <br />17. That ~he excavation [o~ the proposed lake viii increase traffic to and <br />from the Norl:hfork P.U.D. aaa adjoining County and State Aid roads; <br />however, ~he increased trailic will be temporary in nature. <br /> <br />18. That a s~utherly borin~ o~ the site shows a water level of 867.5 and <br />the northerly boring ahows a water level of 870.9 <br /> <br />20. That ~he Department of Natural Resources has reviewed this proposal and <br />have found t~at there appears to be an impermeable layer separating the <br />sand aquifer~ approx, imatel¥ 50-60 feet beneath the ground on the site and <br />that the proposed lake sho~ld have little or no impact on water levels in <br />Lake Itascao <br /> <br />21. That the proposed lake will not be detrimental to persons residing or <br />working in the vicinity of the planned unit development. <br /> <br />22. That the proposed lake will not adversely impair the use, enjoyment or <br />market value of any surrou~ding p~operty. <br /> <br />23. That the proposed lake will be harmonious with, and in accordance with, <br />the objectives of the City"s Comprehensive Plan in that it viii be <br />preserving open space and ~ncouraging additional wildlife habitat. <br /> <br />24. That the proposed lake will be designed, constructed and maintained so <br />that it will be harmonious and appropriate in appearance with the rest of <br />the planned unit developme)~t and of the general vicini~. <br /> <br />25. That the proposed lake will not be hazardous or disturbing to existing <br />residential or future residential or commercial use. <br /> <br />26. That the proposed lake will be a substantial improvement to property in <br />the Northfork P.U.D. <br /> <br />27. That the proposed lake will not create additional demand on essential <br />public servica~. <br /> <br /> <br />
