That At !:he intersection of County Road 83 and Trunk Highway 10, the distance from the edge of ~he inside westbound traffic lane on Trunk Highway I0 to the north edge of the inside east bound traffic lane on Trunk Highway 10 is 71 feet~ 16. That ~he Department of Natural Resources has reviewed this proposal and have found t~at there appears to be an impermeable layer separating the sand aquifer~ approx, imatel¥ 50-60 feet beneath the ground on the site and that the proposed lake sho~ld have little or no impact on water levels in Lake Itascao 21. That the proposed lake will not be detrimental to persons residing or working in the vicinity of the planned unit development. 22. That the proposed lake will not adversely impair the use, enjoyment or market value of any surrou~ding p~operty. 23. That the proposed lake will be harmonious with, and in accordance with, the objectives of the City"s Comprehensive Plan in that it viii be preserving open space and ~ncouraging additional wildlife habitat. 24. That the proposed lake will be designed, constructed and maintained so that it will be harmonious and appropriate in appearance with the rest of the planned unit developme)~t and of the general vicini~. 25. That the proposed lake will not be hazardous or disturbing to existing residential or future residential or commercial use. 26. That the proposed lake will be a substantial improvement to property in the Northfork P.U.D. 27. That the proposed lake will not create additional demand on essential public servica~.
