N.W. <br />Ramsey, MN 55303 <br /> <br />Re: Preliminary Plat of Boser's Evergreen Estates <br /> <br />Dear Mr. Zimmerman: <br /> <br />We have reviewed the above referenced preliminary plat which is <br />located in the rural service area of the City. <br /> <br />Following is a list of comments resulting from our review of this <br />preliminary plat: <br /> <br />The proposed plat consists of six lots varying in size from 1.7 <br />to 5.0 acres. Article 170.016A of the city Code requires the <br />minimum lot size in the R-1 residential district to be 2.5 <br />acres. Therefore, all of the lots in Block 1 do not meet the <br />minimum lot size requirements. <br /> <br />The soil borings submitted were from 1980. The borings do not <br />determine the elevation of the watertable as required by Article <br />170.037B.i. However, based on the Anoka County soil survey, <br />the soils consist of Isan sandy loam, marsh and Zirmmerman fine <br />sand. Zimmerman fine sand is a Class I soil suitable for on-site <br />w~stew~ter disposal systems and all the lots appear to have <br />adequate Class I soils for on-site systems. <br /> <br />In review of the preliminary plat data required by City Code, <br />Section 170.037, the following items were not provided: <br /> <br />2Z2 Monroe Street <br />Anoka, Minnesota 55303 <br /> <br />612/427-5860 <br /> <br />Eugene J.
