Certification of the boundary by a registered land <br /> surveyor. <br /> <br />In review of the grading and drainage plan, the proposed plat <br />drainage will be directed to Block 2. Calculations should be <br />provided to show the projected high water elevation of the <br />ponding area. <br /> <br />In review of access to the plat, the developer is proposing to <br />construct a temporary cul-de-sac off Variolite St. The length <br />of the cul-de-sac exceeds the maximum (600 feet) as allowed by <br />city Code and will require a variance if it is allowed. <br /> <br />In review of access to the lots, no access to Variolite Street <br />is allowed by the City Code. Therefore, Lot 1, Block 1 will <br />require a variance if it is allowed. <br /> <br />In review of the street plans, the depth of Class 5 gravel on <br />the typical street section should be increased to four inches. <br />The depth of bituminous should be increased to two inches and <br />the temporary cul-de-sac should be paved. Also the final <br />street plans must be signed by a registered engineer as stated <br />in Article 170.039D of the City Code and specifications must be <br />provided. <br /> <br />The proposed plat did not show any park dedication. Therefore, <br />the plat will be subject to cash payments in lieu of park <br />dedication. <br /> <br />We would recommend approval of the preliminary plat contingent on <br />providing the items required by the City Code and obtaining <br />variances on the items not in compliance with the City Code. <br /> <br /> <br />
