N.W. <br />Ramsey, MN 55303 <br /> <br />Re: Preliminary Plat of Pine Cove <br /> <br />Dear Mr. Zimmerman: <br /> <br />We have reviewed the above referenced preliminary plat which is <br />located in the rural service area of the City. <br /> <br />Following is a list of comments resulting from our review of this <br />preliminary plat: <br /> <br />The proposed plat consists of six 2-1/2 acre lots. City Code <br />170.016A requires the minimum lot size in the R-1 residential <br />district to be 2.5 acres. Therefore, all of the lots meet the <br />minimum lot size requirements. <br /> <br />Soil borings and soil classifications were not submitted as <br />required by Article 170.037B.i. of the City Code to determine <br />the elevation of the watertable. However, based on the Anoka <br />County soil survey, the soils consist of Nymore loamy sand and <br />Zimmerman fine sand. Nymore loamy sand is a Class I soil <br />suitable for on-site wastewater disposal systems. Zimmerman <br />fine sand is also a Class I soil; however a portion of Lot 1, <br />Block 2 has steep slopes over 12% and is not suitable for an <br />on-site disposal system. Based on the topography, all the lots <br />have adequate Class I soils for on-site systems. <br /> <br />In review of the preliminary plat data required by City Code, <br />Section 170.037, the following items were not provided: <br /> <br />ZZ2 Monroe Street <br />Anoka, Minnesota 55303 <br /> <br />612/427-5860 <br /> <br />Eugene J.
