The width of existing streets and type of surfacing. <br /> <br />j <br /> <br />In review of drainage, the grading plan indicates a drainage <br />area on Lot 2, Block 1. Calculations should be provided to <br />assure that the ponding area is adequate. In addition to the <br />drainage easements, easements along lot lines should be pro- <br />vided. <br /> <br />In review of access to the plat, the developer is proposing to <br />construct Sapphire St. as a cul-de-sac to the south end of <br />the plat. The length of the cul-de-sac exceeds the maximum <br />(600 feet) as allowed by City Code and will require a variance. <br />However, the proposed cul-de-sac was extended to provide access <br />to the property south of the plat. The city may wish to <br />acquire easements between Lots 2 & 3, Block 2 to provide future <br />access to the east. <br /> <br />In review of access to the lots, no access to County Road No. <br />63 is allowed by the City Code. Therefore, we would recommend <br />that the frontage on Lot 1, Block 2 be increased to provide <br />additional spacing between the driveway and County Road No. 63. <br /> <br />In review of the street plans, the depth of Class 5 gravel on <br />the typical street section should be increased to four inches <br />and the proposed cul-de-sac should be paved. Also the final <br />street plans must be signed by a registered engineer as stated <br />in Article 170.039D of the city Code. <br /> <br />The proposed plat did not show any park dedication. Therefore, <br />the plat will be subject to cash payments in lieu of park <br />dedication. <br /> <br />We would recommend approval of the preliminary plat contingent on <br />correcting or obtaining variances on the items stated in this <br />letter. <br /> <br /> <br />
