- 3 - <br /> <br />ge <br /> <br />"Governing Documents" shall mean and refer to this <br />Declaration, and the Articles of Incorporation and <br />Bylaws of the Association, as amended from time to time, <br />all of which shall govern the use and operation of the <br />Property. <br /> <br />he <br /> <br />"Lot" shall mean and refer to any platted plot of <br />land, upon which a House and or commercial/industrial <br />structure is located, as shown upon any recorded p~.a.t of <br />the Property, excluding the Common Property. <br /> <br />"Member" shall mean and refer to members of the <br />Association as described in this Declaration and the <br />Bylaws of the Association. <br /> <br />"Owner" shall mean and refer to the holder of the fee <br />simple absolute, a contract vendee or a life tenant, <br />whether one or more persons or entities, of a house and <br />or commercial/industrial structure, and shall exclude <br />holders of an interest as security for an obligation <br />until such time as they may obtain fee simple interest <br />by foreclosure or deed in lieu of foreclosure. <br /> <br />k · <br /> <br />"Private Yard Area" shall mean and refer to that <br />portion of a Lot not covered by a living unit or by a <br />common driveway or commercial/industrial area. <br /> <br />"Property" shall mean and refer collectively to all of <br />the real property submitted to the covenants and <br />restrictions of this Declaration and legally described <br />in attached Exhibit A. <br /> <br />me <br /> <br />"Rules and Regulations" shall mean and refer to the <br />Rules and Regulations of the Association as approved <br />from time to time by the Association pursuant to Section <br /> <br />"House" shall mean and refer to any portion of a <br />building located on a Lot and designed and intended for <br />use and occupancy as a residence by a part of or within <br />such building. <br /> <br />"Site Plan" shall mean the site plan review process for <br />commercial industrial uses as established by the City of <br />Ramsey in its Zoning Ordinance. <br /> <br />ARTICLE II <br /> <br />PROPERTY SUBJECT TO THIS DECLARATION <br /> <br />Section 2.1 Property. The Property is legally described in <br /> <br />Section 1.1, Paragraph 1, and shall be held, transferred, sold, <br /> <br /> <br />
