- 3 - ge "Governing Documents" shall mean and refer to this Declaration, and the Articles of Incorporation and Bylaws of the Association, as amended from time to time, all of which shall govern the use and operation of the Property. he "Lot" shall mean and refer to any platted plot of land, upon which a House and or commercial/industrial structure is located, as shown upon any recorded p~.a.t of the Property, excluding the Common Property. "Member" shall mean and refer to members of the Association as described in this Declaration and the Bylaws of the Association. "Owner" shall mean and refer to the holder of the fee simple absolute, a contract vendee or a life tenant, whether one or more persons or entities, of a house and or commercial/industrial structure, and shall exclude holders of an interest as security for an obligation until such time as they may obtain fee simple interest by foreclosure or deed in lieu of foreclosure. k · "Private Yard Area" shall mean and refer to that portion of a Lot not covered by a living unit or by a common driveway or commercial/industrial area.
