- 20 - <br /> <br />lien of any First Mortgage now or hereafter placed upon a Lot <br />subject to assessments; provided, however, that such <br />subordination shall apply only to the assessments which have <br />become due and payable prior to the date of expiration of the <br />period of redemption following a mortgage foreclosure sale,,or <br />the date of any sale or transfer in lieu of foreclosure. Upon <br />the expiration of the period of redemption from a mortgage <br />foreclosure sale, or the delivery of a deed or other transfer in <br />lieu of foreclosure, the interest of the holder of the Sheriff's <br />Certificate or other instrument of transfer shall be prior and <br />superior to the lien of any assessments then against the Lot, and <br />such assessments shall, at the option of the Association become a <br />lien against all of the Lots in equal shares. Any sale or <br />transfer shall not release a Lot from liability for any <br />assessment thereafter becoming due, nor from a lien of any such <br />subsequent assessments. <br /> <br /> Section 6.11 Exempt Property. The following property subject <br />to this Declaration shall be exempted from the assessments, <br />charges and liens created under this Article: <br /> <br /> a. All properties to the extent of any easement or other <br /> interest therein dedicated to and accepted by the local <br /> government authority and devoted to public use; <br /> <br /> b. Ail properties exempted from taxation by the laws of the <br /> United States of America of the State of Minnesota upon <br /> the terms and to the extent of such legal exemption: <br /> <br /> c. All Common Property. <br /> <br />Notwitstanding any provision herein, no Lot shall be exempt from <br />said assessments, charges or liens. <br /> <br /> Section 6.12 Assessments by Municipal Government.
