Mains fit, &5C 'k3 <br />DECLARATION OF COVENANTS, CONDITIONS <br />AND RESTRICTIONS FOR <br />PINEVIEW ESTATES 2ND ADDITION <br />THIS DECLARATION (hereinafter referred to as the <br />"Declaration"), is made this day of 1987, by <br />Menkveld Co., a Minnesota corporation (hereinafter referred to as <br />"Declarant"). <br />WITNESSETH: <br />WHEREAS, Declarant is the owner of certain real property <br />located in Anoka Conty, Minnesota, designated as "PINEVIEW <br />ESTATES 2ND ADDITION", and legally described in Section 1.1 <br />hereof (hereinafter called the "Property"), and desires to create <br />thereon a residential/industrial/commercial community; and <br />WHEREAS, Declarant desires to provide for the <br />preservation of the values, aesthetic character and amenities in <br />said community and to this end desires to subject the Property, <br />to the covenants, restrictions, easements, charges and liens <br />"hereinafter sometimes called the "Covenants and Restrictions") <br />hereinafter set forth, all of which are for.the benefit of said <br />Property and each Owner and Occupant; and <br />WHEREAS, Declarant has incorporated, under the laws of <br />the State of Minnesota, Pineview Estates 2nd Addition <br />Association, Inc., a nonprofit corporation, which has been <br />delegated and assigned the power and duty to administer and <br />enforce the Covenants, Conditions and Restrictions and to collect <br />and disburse the assessments and charges provided for <br />herein. <br />NOW THEREFORE, the Declarant declares that the Property <br />
