- S - <br />Owner in the Property may be made only in accordance <br />with the provisions of the Governing Documents. <br />Section 3.2 Voting Rights. The association shall have two <br />classes of voting membership. <br />a. Class A Members. Class A members shall be all Owners, <br />with the exception of the Declarant. Class A members <br />shall be entitled to one vote for each Lot of which they <br />are the Owner. When more than one person is an Owner of <br />any Lot, all such persons shall be members, but the <br />Owners of such Lot shall be collectively entitled to <br />only one vote for that Lot. When there is more than one <br />Owner of a Lot, the vote shall be cast by one person <br />designated in writing signed by all Owners of the Lot. <br />Such voting authority shall be valid until revoked in <br />writing by such Owners. <br />b. Class B Members. The Class B members shall be the <br />Declarant who shall be entitled to three (3) votes for <br />each Lot owned. The Class B membership shall cease and <br />be converted to Class A membership upon the occurrence <br />of the earlier of the following (hereinafter called the <br />"Conversion Date"): <br />(1) When the total votes outstanding in the Class A <br />membership equal the total votes outstanding in <br />the Class B membership, or <br />(2) July 1, 1992. <br />ARTICLE IV <br />GENERAL RESTRICTIONS, OBLIGATIONS, AND RIGHTS <br />OF OWNERS IN THE COMMON PROPERTY <br />Section 4.1 Owner's Right and Easements of Enjoyment, Etc. <br />Subject to the provisions of Section 4.2, every Owner shall have <br />the following nonexclusive, appurtenant rights and easements of <br />enjoyment over, under and upon the Common Driveway: <br />a. For ingress or egress to and from public streets to his <br />Lot only. <br />b. For access and use of utilities such as sewer, water, <br />power and telephone. <br />C. For parking as located and constructed by the Declarant <br />and as may be reasonably limited and regulated by the <br />Association. <br />
