Councilmember introduced the following resolution and moved for <br />its adoption: <br />RESOLUTION #87- <br />WHEREAS, The Menkveld Company has applied for a Planned Unit <br />Development (P.U.D.) permit for a P.U.D. to be known as Pineview Estates <br />2nd Addition, which P.U.D. is to be located on the following property <br />located in the City of Ramsey, Anoka County, Minnesota, to -wit: <br />The South 636.00 feet of the North 669.00 feet of the West 1650.00 <br />feet of the North Half of the Northeast Quarter of Section 28, <br />Township 32, Range 24, Anoka County, Minnesota. <br />lid <br />WHEREAS, said application is made pursuant to City Code Chapter <br />170.016K Planned Unit Development; and <br />WHEREAS, the development plan is designed to form a unified <br />development within the boundaries of the property, will not create an <br />excessive burden on public facilities which will serve the development, and <br />will not be detrimental to neighboring properties; and <br />WHEREAS, on April 7, 1987, the City's Planning and Zoning Commission <br />held a public hearing on the application for the P.U.D. and rezoning which <br />public hearing was properly published in the City's legal newspaper <br />pursuant to City Code; and <br />WHEREAS, the City's Planning and Zoning Commission met on April 23, <br />1987 at which time it reviewed the P.U.D. application and made a written <br />recommendation to the City Council that the preliminary development plan <br />for the P.U.D. be approved; and <br />WHEREAS, on May 28, 1987, the City Council granted approval to the <br />preliminary development plan for the P.U.D. contingent upon certain <br />revisions to the protective covenants for the P.U.D.; and <br />WHEREAS, the entire P.U.D. shall be subject to restrictive covenants <br />and conditions in order to maintain the appearance and quality of the <br />development. <br />NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF RAMSEY, <br />ANOY.A COUNTY, STATE OF MINNESOTA, as follows: <br />1. That final approval of the Pineview Estates 2nd Addition Planned <br />Unit Development is hereby granted subject to the following: <br />a. That The Menkveld Company and the City of Ramsey enter into a <br />comprehensive development agreement which agreement shall <br />incorporate all City Code requirements, policies and <br />restrictive covenants relating to a development of this <br />nature; and <br />
